An air handler usually contains a blower, heating or cooling elements, filter racks or chambers, sound attenuators, and dampers. Air handlers usually connect to ductwork that distribute the conditioned air through the building and return it to the AHU. Small air handlers are called terminal units, and may only include an air filter, coil, and blower. These smaller units are also called blower coils or fan coil units. A larger air handler that conditions 100% outside air, and no re-circulated air, is known as a makeup air unit (MAU). An air handler designed for outdoor use, typically on roofs, is known as a rooftop unit (RTU). A chiller removes heat from a liquid through a vapor-compression or absorption refrigeration cycle. This cooled liquid flows through pipes in a building and passes through coils in air handlers, fan-coil units, or other systems, cooling and usually dehumidifying the air in the building. There are two types of chillers – air-cooled or water-cooled. Air-cooled chillers are usually outside and consist of condenser coils cooled by fan-driven air.
Water-cooled chiller are usually inside a building, and heat from these chillers is carried by re-circulating water to a heat sink such as an outdoor cooling tower. I do this all the time for Energy Audits and HERS Ratings. But it would seem to be beyond SOP for a Home Inspection. Would you note different manufacturers and recommend assessment by a licensed HVAC contractor?
I agree that checking the compatibility is beyond the SOP, but that it probably should be montioned, especially if manufacturing dates are more than about a year apart; but given that a lot of home sales are forclosures these days and are being sold "as-is", I'm not sure it will help the buyer much. Many times we replace just one component and they are a different brand. He gets the system info to the distributor and they match the component and he usually has several options on manufacturers. Don't understand why it would matter as long as it matches the system. As someone mentioned in an earlier post, mismatched brands may not be incorrect if both pieces have been approved for use together by the manufacturers. HVAC technicians have resources for that info, but HIs generally do not. If pieces are improperly matched, they may not operate properly and may have poor energy performance.
So the delimina for a HI is whether what they are seeing is properly matched or just the result of sloppy work or an effort to get a system back in operation cheaply. This is especially likely when the manufacturing dates are many years apart. This is from NACHI continuing ed (energy auditing). If the homeowner is replacing an older or failed split system, they should be sure that the evaporator coil is replaced with a new one that exactly matches the condenser coil in the new condensing unit. The air conditioner's efficiency will likely not improve if the existing evaporator coil is left in place; in fact, the old coil could cause the new compressor to fail prematurely. Bryant is an absolute piece of junk. It stopped working within 2 years. company who installed it was so unwilling to diagnose and repair it. be saying something about the quality of Bryant. Now I can concur with the bad reviews here about theBesides a costly repair, the refrigerant leaks so fast and I wonder how much Bryant is damaging the environment. the junk but it is so costly to repair. One can probably run a good repair business just servicing and replacing bad Bryant units. Had this installed 3 years ago. Repair guy has been out twice, and still so loud it keeps us up at night. "Bad coil - typical with Bryant" Expensive to get a defective Bryant product replaced. installed with a new AC unit less than a year ago. defective and leaked, causing the AC not to perform effectively. warranty covered the replacement coil, but not the $900 repair cost (once service company quoted $1200 to replace). indicated these problems are typical in the Bryant unit.

It is loud, and vibrates the entire wing of the house. We have to get the house cooled down enough before bedtime so that we can get to sleep - the last thing we do before going to bed is to re-set the temp to its regular setting.
